On a tenant advising they wish to take a property an admin fee will be payable as follows:
- Room or bedsit – No fee
- Studio flat - £75 inc. VAT for one person, £100 inc. VAT for 2 people
- Flat or house - £99 inc. VAT for one person, £150 inc. VAT for more than one adult
The fee will cover all costs including references, guarantor references if required, tenancy agreement, registering deposit, providing inventory, submitting meter readings to suppliers, check in and check out of property.
A holding deposit of £300 for a room or bedsit and a sum equivalent to one month’s rent on studios, flats and houses will be payable upon successful referencing, this will be held in a tenancy deposit scheme once the tenancy is confirmed in writing.
Should the tenant wish to terminate the tenancy before the end of the fixed term (usually 6 months) and this is accepted by the landlord there will be a fee of £40 inc. VAT to contribute to the additional administration.
Non student lettings
The management fee is 14.4% (12% +VAT) of the rent received
On each letting there is a charge for the agreement and inventory of £90 inc. VAT on an unfurnished property and £150 inc. VAT on a furnished property
The management fee is 12% (10%+VAT) of the rent received
On each letting there is an agreement/inventory charge of £180 inc. VAT for a property up to 5 bedrooms, £240 inc. VAT for a property of 6-8 bedrooms and £300 inc. VAT for a property of over 8 bedrooms
The charge is 72% (60% + VAT) of the first month's rent
The agreement charge will be in addition to this at the rates above.
Where landlords request an optional annual summary of their account there is a charge of £90 inc. VAT.
